Understanding Roof Restoration and When It Makes Sense
Roof restoration is a comprehensive process that addresses the accumulated vulnerabilities of an aging roof system without removing and replacing the underlying structure. A restoration program typically includes thorough cleaning, targeted repair of all identified deficiencies, treatment of surfaces where applicable, and application of a protective coating system that restores the roof's waterproofing capability and extends its service life.
Not every aging roof is a candidate for restoration. Restoration requires that the underlying structure, deck, and insulation are sound and dry. A roof with widespread membrane failure, saturated insulation, significant deck damage, or multiple active leak conditions is generally better served by replacement than by attempting to restore a system that has deteriorated past the point where restoration is cost-effective.
J & C Roofing Inc. evaluates every restoration inquiry honestly. We conduct a thorough roof and attic inspection, take core samples where appropriate on flat roofing systems to assess insulation moisture content, and provide you with a straightforward assessment of whether restoration or replacement will serve your long-term interests better. We do not sell restoration to every client who asks, because doing so would compromise the results we are committed to delivering.
The Restoration Candidate Test: A roof is generally a good restoration candidate if it has at least 50 percent of its original service life remaining in the structural components, if the insulation is dry (verified by core sampling on flat roofs), if active leaks are confined to identifiable and repairable failure points rather than widespread membrane deterioration, and if the deck structure shows no evidence of widespread rot or failure. When these conditions are met, restoration is a legitimate and economically sound alternative to replacement.
Restoration vs. Replacement: An Honest Comparison
● Roof Restoration
- 40 to 60 percent lower upfront cost
- Adds 10 to 20 years of service life
- No tear-off labor or disposal costs
- Minimal disruption to occupants
- Manufacturer coating warranties available
- Energy-reflective coatings reduce cooling costs
- Best when underlying structure is sound
● Full Replacement
- Higher upfront investment
- 25 to 50 year new system lifespan
- Full deck inspection and repair possible
- Addresses any hidden structural issues
- Full manufacturer system warranty
- Best when insulation or deck is compromised
- Required when damage is widespread
Our Roof Restoration Process
Condition Assessment and Candidacy Evaluation
We conduct a comprehensive inspection of the existing roofing system including surface material condition, flashing integrity, penetration conditions, drainage function, and where appropriate, moisture content testing of the insulation assembly. This assessment determines whether the roof is a viable restoration candidate and forms the basis for our restoration scope recommendations.
Comprehensive Cleaning
The roof surface is thoroughly cleaned to remove biological growth, dirt accumulation, and any loose material that would compromise the adhesion of repair and coating materials. Cleaning is not optional in a restoration project because coating systems applied over contaminated surfaces fail prematurely regardless of coating quality.
Targeted Deficiency Repairs
All identified deficiencies are repaired before any coating is applied. Lap seam separations, pipe boot failures, flashing separations, and surface punctures or cracks are each addressed with the appropriate repair method for the specific failure type and roof system. Coating is a protective layer, not a structural repair, and cannot compensate for unaddressed underlying failures.
Primer and Base Coat Application
The appropriate primer is applied to the cleaned and repaired roof surface to ensure maximum adhesion of the restoration coating system. Primer selection is matched to the existing roof material to create a compatible bonding layer that will maintain adhesion throughout the coating system's service life.
Topcoat Application and Final Inspection
The topcoat is applied at the specified coverage rate to achieve the film thickness required by the manufacturer for warranty coverage. A final inspection confirms complete and uniform coverage, confirms all detail areas have received appropriate attention, and documents the completed restoration for warranty registration and your property records.
